New Home Builders Tips
At the early stages of planning a new home one of the great things is that changes are made by altering a pencil line on a piece of paper. The cost of this is negligible when comparing with altering a cabinet or moving a wall or window in an already constructed building.
So the sooner you can see a kitchen designer and learn the important points to consider in your space - the better!
Choosing the main features is important before applying for consent.
Reapplying for consent can create major time delays as well as being very costly.
Some of the key areas often missed in the industry are:

Sun orientation
An East facing wall is best if possible. The old villas built in the early 1900’s generally have West facing kitchens due to plans being duplicated from the Northern Hemisphere without re-orientation.
Sunlight, heat and reflection can be major nuisances in a poorly designed kitchen.
If you are unable to be East facing this can be compensated by utilising different methods such as extended eaves, narrow windows and/or higher set windows.
Rangehood Positions
Short straight direct ducting is the most efficient, the quietest and cost effective. Whenever possible we recommend firstly going straight out through the wall or secondly straight up through the eaves. This is another often forgotten detail that can create headaches late in the process. A small amount of attention in the early stages easily solves this problem.

Windows
Commonly house plans show kitchen space with large, low and numerous windows severely limiting the options on appliance placement and selection. The amount of tall storage is important to the ergonomics and walking distances when using your kitchen. It can also be more costly having a higher ratio of bench material. Sometimes moving a window 100mm can be the difference between having a wall oven or not. Fridges, pantries, rangehoods and microwaves all depend on wall space.

Clearance of opening doors
Thinking about how people are going to be flowing through the space and ensuring that there are no clashes or strategically ill fated walls or doors. For example a poorly placed doorway can be hazardous if entering on an opening dishwasher or oven door.
Because each site is quite individual its best to spend some personal time with a designer to get the best advice tailored to your specific needs.
